Reasons to Use a Realtor
1. As a home buyer, YOU PAY NOTHING for my services!
Please ask yourself some of these questions: Do you have the time,
energy, sources of information, and contacts to do the job
yourself? Remember, the listing agent will be the one who is
actually paying for my services.
2. Don’t waste your time and gas.
Looking through the newspaper and/or internet takes valuable time
out of your day. By using a Realtor, the criteria that you have
set can be accessed in a matter of minutes. We will only see homes
that fit your needs and are within your budget.
3. Pick the Right Realtor. First, work exclusively with
one Realtor. You will get better results from a strong agent
that has your full commitment, rather than several agents without
your pledge. Second, work only with a full-time Realtor.
Part time Realtors may miss finding your dream home because they
were at their other job when it was put on the market, and sold
before they even knew about it.
4. Protection.
With so many forms involved in a transaction, you need a Realtor
you can hold accountable to protect your legal and financial
interests. Your job as a buyer is to make the final
selection of which is the right property for you. Agents who are
Realtors have access to a variety of informational resources.
There are two things you’ll want to know. First, will the property
provide the environment I want for a home or an investment?
Second, will the property have resale value when I am ready to
sell?
5. Negotiating.
There are many negotiating factors, including, but not limited to
price, financing, terms, date of possession, and often the
inclusion or exclusion of repairs and furnishings or equipment
related to the property. The contract should also provide a period
of time for you to complete appropriate inspections and
investigations of the property before you are bound to complete
the purchase. Your Realtor can advise you as to which
investigations and inspections are recommended or required.
6. Due Diligence. Once a negotiated agreement is in hand,
it is time to complete the evaluation of the property. Many types
of inspections may be performed on the property, your Realtor can
assist you in finding qualified responsible professionals to do
most of these inspections and provide you with written reports.
You will also want to see a preliminary report on the title of the
property. Included in the title report, you’ll see current and
previous owners of the property. |
