On January 30, 2010, Henderson Nevada will have it’s grand opening http://ecalendar.cityofhenderson.com/Details.asp?EventIndex=3228&EventRecur=0&CURDATE=1/1/2010 of the Heritage Park Senior Center. So, it’s good to be a senior in Henderson in 2010. The senior center will offer a variety of programs for Henderson’s growing 50-plus population. The original Henderson senior center, located on Texas Avenue had simply outgrown itself, had became outdated, and too costly to continually renovate. The new facility, located on Racetrack Road, sits on 160 acres of land owned by the city. The City of Henderson is pursuing LEED certification, http://www.usgbc.org/DisplayPage.aspx?CategoryID=19, the builing has cork floors and meets many of the new environmental standards. As much as 80 percent of the construction debris was recycled.

Public meetings have been held to gather input from seniors to determine what kind of amenities seniors wanted. One of the most highly suggested was a fitness center, exclusively for seniors. The facility will also include specific rooms for different designated programs such as scrapbooking, ceramics, and the center will also serve meals. Weekday meals are served from 11 am to 1 pm, weekends are 9 am to 11 am. http://www.cityofhenderson.com/parks/recreation_centers/heritage_park_senior_facility.php

The Henderson senior center opened on December 16, with an official grand opening scheduled for January 30.

The next phase scheduled for completion is the Heritage Park Aquatic Center, which will open next month to the entire community. The aquatic park will have 2 indoor pools. One of these pools will have a water depth of 3 to 4 feet, with a ramp entry to accomodate people with mobility challenges.

I would think that the opening of this facility will make both seniors and the younger community very happy. The seniors now have their own “place”, and I would think they will be much happier not having to work out side by side with teenagers and young adults.

It’s kind of funny, since moving to the desert, anytime it rains (doesn’t matter the amount), those of us that call the Henderson Nevada desert home just seem to be so amazed that there is actually water falling from the sky.

Now that we’ve given you a little information on why Henderson Nevada is a great place to live, I’ll try to give you some relocation information.

Tips for Living in the Desert:

IT GETS HOT….SUPRISE, SUPRISE. The desert climate is ideal for active lifestyles, we get, on average, 300 days of sunshine every year. While the highest recorded temperature (at McCaron International) is 117 degrees, we usually will have 7-10 days every year in the 110-114 degree mark. Other than that, on average, Henderson is between 105 and 108 degrees during the “dog days”. Yes, it gets hot, but it’s a dry heat. I know that sounds like the pot calling the kettle black but, it’s true. With humidity levels around 10-15 percent, the heat really isn’t that big of a deal.

IT GETS WINDY! I can’t state this strong enough. During each change of season, we will have winds that will literally knock you over. Good news is that the winds usually stick around for a day or two, then they are gone. But, while it’s windy, secure your patio furniture, be careful opening your car door, and large vehicles (SUV’s, Camper Trailers) can be shoved around on the roads…so be careful.

RAIN…In the desert? While we average very little rain per year, it is not uncommon to pick up most of our average with one storm! The monsoon season definitely is something to be careful with. When the monsoon are around (Aug-Sep), on any given day we can get dumped on with an inch or two in any particular afternoon. Now, when this happens don’t drive around looking for trouble. The grouind in the desert is very hard, and when it rains that much in a short period of time, every single drop of that rain runs downhill. This makes areas that look like small streams, turn into raging rivers without any notice. We take “Flash Floods” here very serious.

Additional information can be retrieved from http://www.cityofhenderson.com/fire/emergency_management.php .

The new direction for this real estate blog has been determined, we are going to focus in on the community that we live in, HENDERSON.

We will bring you up to date news about the community. It’s schools, recreation, youth sports leagues and everything in between.

So, why live in Henderson Nevada? Prior to moving hear from San Diego CA in 2001, we did a lot of research on the area. What we found was that Henderson had a lot to offer, 9 years ago! Now, in 2010, the community couldn’t be a better place to live and raise a family.

The community so many different areas of distinction. In the coming months, I will do my best to relay what I know, to you.

So let’s start with the basics. Henderson is known for its exceptional master-planned residential areas and progressive business development. The city of Henderson has become one of the nation’s most dynamic communities. Henderson is a great place to live, work, and play.

Known as a community of small town values with big city efficiencies, the city of Henderson is the largest full-service city in the state of Nevada providing residents all the essential services.

If you are retired, Henderson Nevada has plenty of golf courses to occupy your free time. Henderson has 3 distinct retirement communities, each one is just a little bit different than the next.

If you are still part of the working class, Henderson has a community that will fit your lifestyle. Whether you want a community that is loaded with kids, parks and plenty of things for your kids to do or, maybe you want a community that fits an active lifestyle or, maybe you want a secluded golf community! We have it all here!

Best of all, if you do have children, in Henderson you are able to have the feeling of “not living in sin city”.

I welcome your comments, please let me know if you’d like to hear about something in particular.

Consumer Electronics Show is set to open tomorrow, January 7, in Las Vegas. The show, which is not open to the public, will run January 7 thru January 10.

The CES, which is more of a business to business opportunity than a “sales event”, will have over 300 new vendors this year, and is expected to draw in 110,000 people into Las Vegas for the weekend. Everyone from TV celebrities to sports legends will be seen at the event.

There have been rumblings that the show might be loosing some of the steam that it showed in previous years.

Just look around you, RIGHT NOW! The electronic gadget industry does not seem to be in a slump!

One of the most anticipated products for this years event will be Googles Nexus One phone. Google jumping into the “smart phone” business should not only put some fear into competitors but should also (hopefully) drive prices down.

If you can dream it up…someone will make it…and we’ll in turn, BUY IT!

After increasing for several months, the number of homes listed for sale in Southern Nevada is beginning to come down. The inventory of Las Vegas Resale Homes on the market appears to have peaked, which is a good sign for the local housing market. The same can be said for the continued steady sales prices for single family homes. Statistics show that sales prices for local homes have remained stable for the past 13 months.

For months we’ve been requesting to our sellers that “they should be realistic in pricing their homes for sale.” With another month with a drop in the number of active listings, it looks like the message has taken hold. Sellers who may just be speculating are either removing their homes from consideration or renting them out, which is positive.

In the months of November, December, and through mid January, the statistics for the Las Vegas Resale Homes market are as follows:

November:

Single Family Residential (SFR):

                    Listed For Sale = 19,726 Sold = 1,547

December:

Single Family Rresidential (SFR):

                    Listed For Sale = 17,834 Sold = 372

Projections through mid January show the number of Las Vegas Resale Homes listed for sale to increase but, the number of sold units to increase as well. Historically, as the weather begins to turn from winter to spring, as well as schools beginning to wrap up their current year, the Las Vegas Real Estate market begins to get more active.

Following in the footsteps of the Southern Highlands master planned community, Park Highlands will be distinguished by decorative streetscapes, meandering sidewalks, decorative medians, neighborhood shops and expansive green areas. There will be no golf course but, there will be a record number of parks and recreational areas totaling some 425 acres. There will also be a 40 acre regional sports park and 9 neighborhood parks, including baseball fields, football fields, soccer fields and volleyball.

Builders are being kept to a small contingent selected by the quality of their work. American West Homes, Astoria Homes, D.R. Horton and Standard Pacific Homes are expected to be on the list of selected builders.

This development will be a huge economic boost to the City of North Las Vegas. An investment of $1 billion brought into the community means growth, that means jobs, that means economic opportunity.

Park Highlands expects to receive its first residents in 2008. The community will open 5 elementary schools, 1 middle school, 1 police substation, 1 fire station, a post office and a public library.

Park Highlands is located 20 minutes north of the Las Vegas strip near Aliante Parkway and Interstate 215.
